PAYMENT POLICY

We prefer PayPal. We accept money orders,cashier's checks, personal checks, and credit cards. For Credit Card payments billing and shipping address must be the same. Item held until personal check clears our bank. Payment expected within 5 business days after close of the sale. Items usually ship within 5 days or sooner. All payment must be made in US dollars. More expensive items may require escrow at the seller's discretion. Only my escrow company will be used.

SHIPPING POLICY

Items are shipped USPS Priority Mail with delivery confirmation and insurance. Most sales are final with this exception:If Property purchased is materially different than as represented on this site, the original buyer shall have the right within three business days of receiving the Property to rescind the transaction by so notifying the seller by eamail. and by returning the Property to the seller, in the same condition as when received by the buyer, at the buyer's risk, cost and expense. If returned it must be mailed in the same manner that it was sent Please email for a RMA (return merchandise authorization). Buyers remorse is not an acceptable reason for a RMA. So please email with all questions prior to buying. We want you to be completely satisfied with every purchase. We build our customer base with repeat customers and with satisfied customers who will recommend us to other buyers. Thank you for shopping with us.

RETURNS POLICY

We pack very carefully. However, once an item leaves our hands and is shipped it becomes the buyers responsibility as follows: If the item was damaged during shipping, buyer needs to contact the shipper to resolve this matter. Seller will provide any necessary paperwork to help buyer with his/her claim. Save all packing materials; the Post Office or other Shipping Agent will require this and must see it in order for you to complete the paper work that I send to you.
